Different floors need different machines and different chemicals, and getting that wrong is how floors get permanently damaged. We match the method to the material: rotary scrubbing with the correct pad grade for ceramic and vitrified tile, diamond-pad grinding and crystallisation for marble and mosaic, low-moisture buffing for engineered wood, and sealed finishes for vinyl and epoxy.
Marble that has lost its shine after years of mopping with acidic household cleaner can almost always be restored without replacement. The process runs through progressive diamond pads to remove the dull etched layer, then crystallisation or a penetrating sealer to harden and protect the surface. The result is a genuine mirror finish, not a coat of wax that wears off in a month.
Older Dhanmondi, Mohammadpur and Old Dhaka apartments often have mosaic floors that look beyond saving. Grinding and polishing brings back the original stone colour and pattern, and the improvement is usually the single most dramatic change you can make to an older flat short of replacing the floor.
A clean tile with a dark grout line still reads as dirty. Grout is cleaned separately with an alkaline cleaner and a dedicated brush, and can be sealed afterwards so it resists staining. For heavily discoloured grout, colour-sealing is an option that restores a uniform line.
Engineered wood and laminate get low-moisture cleaning and buffing only — standing water is what destroys these floors. Vinyl and epoxy are scrubbed and can be finished with a protective coat that both improves appearance and makes routine cleaning far easier.
Warehouses, factories, showrooms, schools and hospital corridors are cleaned with walk-behind or ride-on scrubber-driers that wash and dry in a single pass, so large floors are back in service quickly. Edges and corners are detailed by hand, because no machine reaches them properly.
Grinding and polishing generate dust and slurry. We contain the working area, use wet methods where possible, and work in sections so a home or office stays partly usable throughout. Furniture is moved and protected as part of the job.
Floor work is priced by area and by material and condition, since marble restoration and a routine tile scrub are entirely different operations. We inspect the floor — photographs are often enough — and quote in writing.
